Learn how real estate financing works and how lenders evaluate property-backed investments. This course provides a structured approach to understanding real estate credit and financing models. You will explore lease rental discounting (LRD) models, interpret rent rolls, and analyze property financial statements to determine income stability and loan repayment capacity. The course also covers key financial metrics such as Debt Service Coverage Ratio (DSCR) to evaluate creditworthiness. In addition, you will learn how real estate development projects are structured under the develop-and-sell model. You will analyze construction costs, sales projections, and customer payment schedules to evaluate project feasibility and funding requirements. By the end of the course, you will be able to confidently analyze real estate credit opportunities, interpret financial models, and support lending and investment decisions in the real estate sector.

  • Fundamentals of Real Estate Credit Analysis
    • This module introduces the foundational concepts of credit analysis within the real estate sector. Learners explore how real estate functions as a financial asset, understand the key business models within the property ecosystem, and examine how property financing structures operate. The module also highlights the major risks involved in real estate lending, enabling learners to build a strong conceptual base for evaluating property-backed credit opportunities.
  • Lease Rental Discounting Financial Analysis
    • This module focuses on the analytical framework used in lease rental discounting (LRD) credit models. Learners study how rental income streams are structured, how tenant information and rent rolls are incorporated into financial models, and how operating income is calculated using profit and loss statements. The module also introduces debt analysis concepts such as loan schedules and debt service coverage ratios to evaluate repayment capacity in rental-based real estate financing.
  • Develop and Sell Model and Project Cash Flow Planning
    • This module examines the develop-and-sell model commonly used in residential real estate projects. Learners explore how developers structure project financing, analyze cost components, and understand the phasing of construction expenses. The module also covers sales phasing, customer collection schedules, and project cash flow modelling, enabling learners to evaluate financial feasibility and funding requirements for real estate development projects.
